This invention provides compounds defined by Formula I or a pharmaceutically acceptable salt thereof, wherein R1, Q, Y, R2, R3, R4, R5, and n are as defined in the specification as MMP-13 enzyme inhibitors. The invention also provides pharmaceutical compositions comprising a compound of Formula I and the use of a compound of Formula I for the manufacture of a :medicament useful for treating osteoarthritis or rheumatrid arthritis.
