PROBLEM TO BE SOLVED: To support and promote a caution money alternative service and to calculate a value for a proper non-refundable compensation fee for every tenant who uses the service.

SOLUTION: This device comprises a DB 120 for registering tenant information including tenant identification information; a DB 121 for registering property information including the rent of a rental house; a non-refundable compensation fee calculation and registration means 11 for calculating the value of the non-refundable compensation fee and registering it as an execution value in a storage medium 12; a contract object information registration means 11 for registering the tenant information, the property information and the execution value in the storage medium 12 in association with each other; a repair information input means 15 for inputting the repair information of the house according to the leaving of the tenant; a compensation amount determination means 11 for determining the amount of the compensation fee paid to a lender based on the inputted repair information; and a compensation information registration means 11 for registering the compensation amount paid to the lender and the non-refundable compensation fee paid by the tenant in the storage medium 12 in association with the tenant identification information. The non-refundable compensation fee calculation and registration means updates the execution value based on the information registered by the compensation information registration means and registers the result to the storage medium 12.
