PROBLEM TO BE SOLVED: To provide a dephosphorizing agent-granulated material large in phosphorus adsorbing capacity and a waste water treating method to recover regenerable phosphorus. SOLUTION: This method for treating waste water containing phosphorus comprises a step to contact the phosphorus-containing waste water with the chemical composition formula: M1-x2+Mx3+(OH-)2+x-y(An-)v/n (wherein M2+ is Mg2+, Ni2+, Zn2+, Fe2+, Ca2+ or Cu2+; M3+ is Al3+ or Fe3+; An- is a univalent or bivalent anion; 0.1<=x<=0.5; 0.1<=y<=0.5), a step to desorb/recover a phosphorus component by bringing the phosphorus adsorbing agent, which is shown by the formula and adsorbs the phosphorus component, in contact with an alkaline aqueous solution, a step to calcine the phosphorus adsorbing agent at 430-600 deg.C and a step to regenerate/reuse the phosphorus adsorbing agent by treating the calcined phosphorus adsorbing agent with an electrolytic solution containing An- ions. The phosphorus adsorbing agent is also used as a waste water treating agent for removing nitrogen.
