The invented heating, cooling and ventilation unit is characterized in that by connection of the fan (1) vacuum zone (15) and overpressure zone (16) through holes (6), (8) provided rotary mixing flaps (5), (7) to inlet and exhaust of air masses passing from both sides through the crossflow plate heat exchanger (2). The rotary mixing flap (5) of the fresh air (Ve) inlet hole (6) closes at the same time circulating air (V1) inlet hole (10).
