The invention relates to an activated and functionalized selective adsorbent of carbon molecular sieve type, for simultaneously adsorbing carbon dioxide and water vapour from various gases, and to a process for preparing the same. According to the invention, the adsorbent comprises two types of functional groups consisting of calcium oxide and amino groups, and has a total pore volume ranging between 1.5...2.2 cm3/g, an average pore diameter of 0.5...1.4 nm, the BET surface area ranging between 1500 and 1800 m2/g and an adsorbtion capacity of 3.5...6% by mass for carbon dioxide and 5...10% by mass for the water, determined at a temperature of 15... 25°C and a pressure of 3...5 mmHg, and it is prepared of any type of biomass or residues having a high content of fatty acids and organic compounds, especially residues resulting from processing rape seeds and flowers, using for activation a saturated solution of monohydrate calcium acetate and a secondary amine.
