PROBLEM TO BE SOLVED: To provide a floor plan structure of an apartment house, which brings about conditions advantageous to both a buyer's side and a seller's side by enabling an increase in the number of dwellings capable of being built in a lot area according to a floor area ratio, and a construction method for the floor plan structure. SOLUTION: In this floor plan structure of the apartment house, one dwelling unit 15, inside which an entrance section, rooms 15a, etc., belonging to an exclusively possessed area, are arranged, is arranged along a common passage 11 communicating with other dwelling units and a doorway. An approach passage section 17, which belongs to a common area except the exclusively possessed area of the dwelling unit 15, is provided between the common passage 11 and the entrance section 15b; and an area of the approach passage section 17 is set about twice to eight times larger than an average value of frontage dimensions of the entrance section 15b. The increase of the number of the dwellings capable of being built according to the floor area ratio brings about the conditions advantageous to both the buyer's side and the seller's side.
