PROBLEM TO BE SOLVED: To provide a real-time monitoring measure of membrane performance using a mass spectrometer and its device. SOLUTION: In the method of measuring and/or monitoring permeability characteristics and/or separation performance of a testing object separation membrane and its device, test fluid is fed to the separation membrane, standard gas is fed to the permeation side of the testing object separation membrane, part of the permeation side component is introduced into an analyzing means, the permeation behavior of the separation membrane under a membrane permeation and separation test is continuously measured and/or monitored, and external factor dependency of the permeability characteristics and/or separation performance of the separation membrane is quickly measured and/or monitored. Besides, the permeability characteristics and/or separation performance of the separation membrane in a non-steady state in the membrane permeation and separation test is measured or monitored.
