PROBLEM TO BE SOLVED: To enable a heating operation to be controlled in a precise manner. SOLUTION: There are provided a high pressure sensor to detect and output a refrigerant condensing temperature during a heating operation and an over- heating degree sensor to detect and output an over-heating degree of sucked refrigerant of a compressor. A multi-variable controller (41) includes a dynamic model of a refrigerant circuit (12) in which both a capacity of the compressor and a degree of opening of an outdoor expansion valve are applied as its control input and both a condensing temperature and the over-heating degree are applied as its control output. The multi-variable controller (41) applies, as its two-inputs, a deviation between a detected condensing temperature of a high pressure sensor and a target condensing temperature, and that between a detected over-heating degree of an over-heating degree sensor and a target over-heating degree in reference to the dynamic model, and in turn control amounts for both capacity of a compressor and a degree of opening of the outdoor expansion valve are fed out, a capacity of the compressor and a degree of opening of the outdoor expansion valve are applied with two-outputs, a capacity instruction signal is output to the compressor and an opening degree instruction signal is output to the outdoor expansion valve, respectively.
